Rating years move, measurement standards get withdrawn and service charge conventions drift. This page records both the releases of the model and the changes underneath it, so you can tell whether the copy on your drive is still current.

Period-based working with YYMM period codes, multi-tier gross-up, vacancy policy per row, sublet exclusions, shared rooms split by percentage, overrides with a reason, space-level movement reporting, year to date, presets for the UK, US, Hong Kong and Singapore, and three reconciliations with ten exception checks and eleven sense checks.

Updates are free for twelve months from purchase. Download links stay the same, so a bookmarked link keeps working after a release.

Changes to the standards the model cites. If one of these affects the version you hold, it will be noted against the release above.

2025 BCO utilisation benchmark Workstation utilisation benchmark revised from 80% to 66%, with area per person rising to about 15 m². Affects planning assumptions rather than allocation arithmetic.

Checking your copy

Version 5.0 is the first public release, so every copy in circulation is current. When a later release exists, this page will say how to tell the two apart.

Two things change more often than the model does, and neither requires a new release — your rating year and your service charge budget. Both are inputs on Step 1, and both should be refreshed when the landlord or the valuation office issues new figures.
